Use our online configurator to select your model, tier, and add-ons. Submit your order with a deposit to reserve your build slot — exterior and interior color and finish selections happen in the next step with your project coordinator.

Design Confirmation
After your deposit, your project coordinator walks you through exterior and interior color and finish selections, confirms material availability, and produces final construction documents. You'll approve the final design before we begin.

Permitting Assistance

Factory Build
Your home is built in our climate-controlled facility by experienced craftspeople. Quality inspections at every stage. You'll receive progress photos throughout.

Delivery & Setup
Your completed home is transported to your site and professionally placed on your prepared foundation. Final leveling, anchoring, and utility hookups are handled on site by your contractor. We're always happy to make introductions to local trusted contractors.

Site Readiness Checklist
Here’s what needs to happen before your home arrives. We’ll guide you through every item.
Foundation or pier system installed
Per Montera engineering specifications provided after order. Must be inspected and approved before delivery.
Water supply stubbed to site
Municipal water connection or well with pressure tank. 3/4" PEX or copper stub within 10' of home location.
Sewer/septic connection
Municipal sewer tie-in or approved septic system. 3" ABS or PVC stub within 10' of home location.
Electrical service installed
Meter base and panel (50-amp or 100-amp per your model and configuration) installed by licensed electrician. Within 25' of home.
Clear delivery access
Minimum 14' wide and 14' tall clearance from road to home site. No turns tighter than 50' radius.
Level, firm ground at home site
Compacted gravel pad or concrete slab. No standing water or soft soil at placement area.
Local permits obtained
Building permit and any required zoning approvals. Montera provides all documentation — owner files with jurisdiction.
Engineering and construction documents
Complete drawing package, structural calculations, and energy compliance docs provided by Montera.
Home construction and quality inspection
Factory build with multi-point inspection. Progress photos provided throughout.
Delivery and placement
Professional transport and placement on your prepared foundation. Leveling, anchoring, and utility hookups are the owner's responsibility; we can recommend trusted partners.
Permits: What We Handle vs. What You Handle
Montera provides everything your building department needs: complete architectural plans, structural engineering calculations, energy compliance documentation, and specification sheets. You submit the package to your local jurisdiction as the applicant on record.
The homeowner is the permit applicant on record and responsible for any application fees. In most cases, our documentation package is all your jurisdiction requires. We walk you through the process from start to finish.
