Are these tiny homes or modular homes?

Both. The Borah and Borah Loft (10' wide) can be built on an RV chassis or a permanent foundation. The Mesa (14' wide) is foundation-only. Regardless of the approach, every Montera home is built with the same quality, insulation, and structural integrity as a site-built home.

What's the difference between foundation and RV chassis?

Accepted Answer

A foundation home is placed on a permanent pier, slab, or basement foundation and is classified as real property. An RV chassis home is built on a registered trailer frame and can be classified as a recreational vehicle. Both are built to the same quality standards — the difference is legal classification and how your local jurisdiction treats them.

Can I convert from RV chassis to foundation later?

The Borah and Borah Loft can be removed from their RV chassis and placed on a permanent foundation, though this requires additional engineering and labor. We recommend choosing the right approach from the start. The Mesa is foundation-only due to its width.

What do the prices include?

Our listed prices include the complete home: structure, all interior finishes, appliances (range, refrigerator, microwave), full electrical and plumbing, HVAC, and engineering certification. Prices do not include land, site preparation, foundation, utility connections, delivery, or permits.

What's the difference between Standard and Luxury?

Standard includes high-quality, durable finishes suitable for everyday living — board and batten smart siding, custom wood cabinets, Corlan countertops, high quality vinyl flooring, and a dual head mini split. Luxury upgrades to premium materials: steel exterior with cedar accents, soft-close custom wood cabinetry, quartz countertops, LVP vinyl plank flooring, upgraded LED strip lighting, and a wood burning stove.

Timelines vary based on current build schedules. From configuration to installation, the process can be completed in as few as 12 weeks. Your project coordinator will provide a detailed schedule after order.

What do I need to have ready on my land?

You'll need: (1) a foundation or pier system per our engineering specs, (2) utility connections stubbed to the home site (water, sewer/septic, electrical), (3) a clear access path for delivery (minimum 14' wide, 14' tall clearance), and (4) local permits as required. We provide a detailed site readiness checklist after your order.

Do you handle permits?

Your home is transported on a flatbed truck (foundation models) or towed on its own chassis (RV chassis models). A professional setup crew handles placement on your foundation, levels the home, and connects it to your pre-installed utilities.

What access does my property need?

Minimum requirements: 14-foot wide, 14-foot tall clearance for the delivery route. No sharp turns tighter than a 50-foot radius. Firm, level ground at the home site. We'll review your site specifics during the design phase and can arrange a site visit if needed.

Can I customize the floor plan?

Our models have optimized floor plans that we don't modify structurally. Customization happens through your choice of tier (Standard or Luxury), finish selections within each tier, and add-on packages. This approach keeps costs predictable and build times fast.

Can I go off-grid?

Yes. With our solar panel package, battery storage, and propane package add-ons, a Montera home can operate fully off-grid. You'll also want our cold climate insulation package if you're in a remote mountain location. We've designed every model to support off-grid living as an option.

What about internet and connectivity?

Our Smart Home Package includes pre-wiring for Starlink or similar satellite internet systems, plus smart thermostat and smart lock integration. All homes come with standard electrical outlets and can support any ISP hookup.

Can I add a covered deck or porch to my Montera home?

Yes. Covered decks and porches are available as add-ons and are quoted separately from the home price. They are typically installed on-site after delivery rather than at the factory. Your GC or our GC partners handle deck installation as part of the site setup process.

Is Starlink compatible with Montera homes?

Yes. We can add Starlink mounting conduit and cable routing during the factory build so your dish installation is clean and permanent. Many of our customers in rural Idaho and mountain communities use Starlink as their primary internet — it works well with our homes in remote locations where fiber and cable are unavailable.

Can I place a modular home on rural land in Valley County, Idaho?

Yes. Valley County allows modular homes on foundation in most residential and rural zones. The Borah on RV chassis can also be sited on parcels zoned for recreational use, which covers many rural properties near McCall, Donnelly, and Cascade. We recommend confirming your specific parcel's zoning with the Valley County Planning and Zoning office before ordering — we can help you interpret the findings.

Does Blaine County require design review for a factory-built home?

Ada County and the City of Boise allow detached ADUs on most residential lots without a minimum lot size requirement, provided setback and coverage standards are met. The Borah at 400 sq ft and Borah Loft at 528 sq ft are well within the 900 sq ft maximum ADU size allowed in Boise. Foundation installation is the standard path for Treasure Valley ADU projects.
